What are our fees ?

Our fee’s vary depending on your property, however our standard fee’s are as follows:

Property Management: From 10% of the monthly rent inclusive of VAT
Let Only Fee: From Two weeks of the monthly rent inclusive of VAT or 7% of the annual rent inclusive of VAT.

Extra Fee’s:

  • A Check in Schedule of Condition can be arranged for £60 inclusive of VAT
  • Professional Cleaning From: £100 inc VAT
  • EPC – £78 inc VAT
  • Gas Safety Inspection – From £72 inc VAT
  • Inspection (Let Only) – £60 inc VAT
  • Electrical Inspection – From £120 inc VAT
  • Insurance Claims – From £150 inc VAT
  • Rent Protection Insurance – From £200 inc VAT

Let Only Includes:

  • Property Marketing
  • Accompanied viewings
  • Finding the tenant
  • Administration
  • Drawing up tenancy agreements and signing
  • Making sure you are compliant with legislation
  • Controlling the move in of a tenant

Management Includes:

  • All of the Let Only Service
  • Meter Readings taken down and utility company informed
  • Contacting Utility Companies of the move in

How will you marketing my property?

Our proven success is down to a mixed blend of advertising to group every single type of buyer and leave no stone unturned. We mainly use online portals such as Rightmove, Zoopla and our own website of which soaks up 95% of the buyer’s market. However, we are heavily involved in Social Media too which is where the market is heading – meaning we are always a few steps ahead of the game. You will also see Keystones advertising in local magazines – so when you are waiting for a haircut or your appointment at the Doctors surgery, best sure to check us out!

How do you vet the tenant?

Take a look at our Lettings Guide – on how we qualify our tenants. We use a stringent process; we are heavily involved in our training and knowledge to equip our staff with vetting a tenant. We analyse the tenants, question the tenants, borderline interrogate our tenants, we ask for proof of wages, bank statements and carry out a strict online credit checking process to make sure we make no mistakes.

When will I receive my rent and will I get a statement?

You will receive your rent within 48 hours of rent taken. You will also be emailed a breakdown statement. We can also send this via post; just let us know your requirements. Should you accountant want a copy then that is fine.

What about the tenant(s) deposit?

There are few options here. We always advise that the landlord holds the deposit in a separate bank account and registers it with MyDeposits.co.uk – this way the landlord is always in control. Alternatively, we can send the tenants deposit directly to the DPS. We do not hold tenants deposits at Keystones Property.

Do you inspect the property throughout the tenancy?

100%. During the first year we will do inspections every 3 months. We fill in an inspection report, inspection letter and take photos. This is ALL emailed to you. So, whether you live local or are sunning yourself on the other side of the world you will be able to PHYSICALLY SEE your investment being taken care of. During the 2nd year of tenancy we carry out inspections every 6 months – provided the same tenants kept the property well during their first year of tenancy.

If we find you new tenants. Then the process starts again with quarterly inspections every three months.

Will I receive feedback?

We use a software system called Expert Agent, this enables us to set you up with your own personal login and password. This gives you insight into our office 24/7. You will be able to see live feedbacks on your property at the click of a button. Should you not be computer savvy then we assure you on 24-48hr feedbacks via phone. Regardless, we will always be in touch giving you a personal , tailored service.

How much deposit is taken?

This is up to the landlord, but we will advise you on what is best. We recommend 6 weeks deposit. This way the tenants will find it difficult to do “the old last month’s deposit = rent trick”

What about my Utilities?

Don’t sweat it. We contact ALL the utility companies to let them know the move in date of the new tenants. We phone the utility companies on your behalf (under management) and also write to them just in case there is confusion – the proof is in writing!

When do I give the deposit back?

Once we do the end of tenancy checkout and the tenants have provided us PROOF that their utility accounts are settled.

Do I need an inventory?

A massive YES! This is one of the most important parts of renting your property. We recommend a professional inventory company as they remain impartial in a court of law – should it get that far. We can arrange the inventory for you. Once a tenant moves in the tenant will have 7 working days to return the inventory or it is deemed as accepted.

Do I need a Gas Safety and Electrical Certificate?

Gas Safety – Yes – Once per year by law

Electrical Safety – It is not necessary by law – but it is recommend

Legislation and Law?

Please give us a call or send us an email. We know the law and are always updating ourselves with legislation. There are a lot of laws to keep up to date with, so anything you are not sure about do not hesitate to contact us.

Do I need to pay for a check-out?

We charge the tenant for this, unless it is agreed otherwise. It is in our tenancy agreements that the tenant pays for this. We recommend using the same inventory company to do the check out.

Can you guarantee my rent?

We can offer guaranteed rents through an outsourced company – speak to us in detail about this.

We can also offer a Rent Protection service which means that should your tenant forfeit on the rent then we setup insurance in place to recoup your lost rent – again speak to us for more details.

Remember: Rent Protection and Guaranteed Rents are NOT the same thing!
