Best of both worlds and transport

People priced out of more central London areas and those looking for the ‘best of both worlds’ in terms of living where greener spaces aren’t too far away, yet within easy reach of the city, are looking at the Romford and Chadwell Heath areas for a suitable property.

Improving transport links such as Crossrail has stimulated demand to the point where property prices have increased by double the rate of other London boroughs in the past year.

Chadwell Heath as a place to live

Chadwell Heath appeals to older and younger people stated within many demographic surveys.

There’s much to commend Chadwell Heath; while it’s close to Romford, the railway station is within the Redbridge district and some of the adjacent streets are located in the Dagenham and Redbridge catchment.

Shopping, leisure and entertainment – nearby Romford, easily reached from Chadwell Heath, has the fourth largest retail centre in London, and there’s plenty of nightlife along with eating and drinking options.

The rail network is already good in the Romford and Chadwell Heath areas with both areas having a mainline station and reasonable access to the London Underground, but Crossrail will make a huge difference.

This transport facility will link these areas of Essex all the way across London out to towns such as Reading to the west of the capital and speed up links to major rail terminus and airports such as Heathrow. The eastern section of Crossrail uses the existing rail infrastructure from Shenfield to Stratford.

Chadwell Heath is on the Crossrail link; the current station is subject to considerable investment to accommodate this new rail infrastructure.

As a result, estate agents in Chadwell Heath are fielding more enquiries from interested buyers and helping them find a property from the existing and new housing stock in the area.

Road

The nearby A12 links Essex with East Anglia, and the nearby junction with the M25 puts the capital and three major airports within reasonable reach by road.

Up and coming location

While Chadwell Heath and the surrounding area generally makes for an increasingly easy commute into the capital, the location itself isn’t just a dormitory for London workers. Local authorities serving the area have put in place many initiatives to encourage new businesses and medium sized enterprises to set up shop with the availability of specific start up premises.

It’s not all business and commuting either; considerable encouragement, particularly from Barking and Dagenham Council, has been given to arts practitioners with hubs being set up in converted buildings and others.

A growth area

Demand can only increase in Chadwell Heath, and development – especially near to the revamped Crossrail station facilities – is set to ramp up over the following years.
