Benefiting from lower than central London prices but with easy access

Collier Row is possibly one of the lesser known areas of the area of Greater London to the east of the capital and around 14 miles from the centre.

Most will be familiar with its larger neighbour, Romford, but Collier Row benefits from the amenities of larger city living but with easy access to relaxing countryside and a more rural feel with villages such as Havering-atte-Bower and Stapleford Abbotts to the north.

Transport links are, as you’d expect being so close to London, very good with trunk roads such as the A12 nearby and strong rail links close at hand.

Points to consider

You’ll no doubt have specific priorities when it comes to the type of property you require and the kind of amenities you’ll prefer, so enlisting the help of an experienced local Collier Row estate agent is an important first step.

Types of property – the housing stock in the Collier Row area is, similar to nearby Romford, typically thirties built terraced or semi-detached properties as a result of the 1930s construction boom.

Bungalows in the chalet-style are popular if single storey living is a consideration.

Schools – educational establishments in the area are of a high standard with many achieving excellent Ofsted scores.

Shops – Collier Row has a decent selection of shops covering everyday needs, but nearby Romford offers a huge choice of retail establishments of all kinds; it’s considered the fourth largest retail area in London beaten only by the well known Bluewater near the Dartford Crossing and Westfield Stratford a short rail trip away.

Transport – as touched on earlier, Collier Row is well connected with rail and road links; nearest main line station is Romford or Gidea Park some 2 miles distant and the closest tube is Hainault on the central line about 3 miles away.

Road links are strong with the aforementioned A12 linking East Anglia to London easily accessible, and there’s an interchange with the M25 close by near Brentwood. Along with access to the south and north of the country, it puts you within reach of both Heathrow and Gatwick airports – and Stansted in easily reached via the M11.

Transport links will be enhanced considerably when Crossrail – a high frequency rail service linking areas to the west of London such as Reading and Heathrow with areas in the east as far as Shenfield and Abbey Wood – comes on stream.

This could add a new dimension if you may be commuting longer distances for example.


Collier Row offers a good selection of options; transport links are good as discussed earlier; schools are of a high standard and you have a choice of easier access to transport and amenities such as shops or more relaxed, rural-type areas.

For a more ‘countrified’ feel, houses to the north of the area would be worth while compared to those in the south nearer to Romford and thus transport, shopping and nightlife areas.
